Need help picking an antenna

Hello all I have been researching this for the past week and cannot figure out what antenna I should get. I am about 40 miles from two transmitters (buffalo and erie). I am not sure if I should get a multi-directional or uni-directional. I have narrowed it down to these antennas in the past week of research and need your opinions on which one to get. It will be mounted on my roof about 20ft above ground. Also should I buy an amplifier and antenna rotator and are there any other accessories I should buy? The following are the ones I am undecided about I provided links to them. They are
